Capital Markets

Investment Agency

Buying and Selling buildings on behalf of investors is the core of our business.  How this market is operating or is anticipated to operate influences many other property decisions.

Development

To Build or Not to Build

Cleared sites offer a blank canvas, obsolete buildings have their challenges.  More often than not, there are multiple use options.  Drawing upon our expertise, we will help solve the “what is the best option” conundrum.  We have advised on a number of projects from planning to completion which gives us an enormous sense of pride.

Strategic Advice

Long-Term Planning

This could be for a single asset or a portfolio.  Every owner has their own objective, be it maximise returns, satisfy occupancy needs, prepare for a sale or just make ownership as simple as possible.  Running various cashflow scenarios helps demonstrate different anticipated outcomes.

Owner Occupation

It’s my home!

Whilst pricing is influenced by the investment market, whether an occupier’s bespoke requirements are met will determine the value of the property to them.  Finding that perfect property though is no easy task.

Acting for clients in sourcing, advising and negotiating property acquisitions is a large part of what we do.  We listen to what a client may wish to purchase, then discuss this requirement further.  Gaining a good understanding of the requirement results in a higher hit rate.

Once under offer, you would have thought that with our experience, we have encountered every problem that a transaction can unearth, but there are often new ones.  Be it an issue we’ve encountered before or a new one, we will understand it inside out, agree on any necessary tactics and hopefully arrive at the desired solution.

Should you be interested in buying a commercial property in central London, we would be delighted to work with you.

Should you be interested in selling your property, we would love to provide you with our view of an achievable price and how we would maximise that potential, the answer will be different for every property!  There is no cost for this advice.

LEASING

Office Leasing Experts in the vibrant heart of Central London

Kingly Partners has significant experience of working for investors and landlords in Central London for office buildings of all sizes and handover conditions.

We understand that every client has specific objectives and aims to unlock the full potential of their commercial property.

Applying ESG principles which are the criteria used to evaluate the sustainability and ethical impact of a business or investment, to property leasing involves considering the environmental, social, and governance aspects related to the property. Getting this right is a key part of a successful leasing campaign.

ESG considerations for office leasing are important for aligning business practices with global sustainability goals, enhancing corporate reputation, attracting and retaining talent, ensuring regulatory compliance, and contributing to long-term financial and environmental sustainability. As these factors continue to gain prominence, integrating ESG into office leasing decisions is a strategic imperative for businesses.

With our extensive experience in London and The Middle East and unwavering commitment to client success, we specialise in office tenant representation, ensuring that your business finds the perfect home to thrive.

WORKPLACE

How much space and what type of space do you need for your people and for your business?

Businesses are built on their people, people are more productive in an environment they are comfortable and happy in, and this creates and fosters company culture. Companies with motivated, engaged and productive people perform better financially, their people want to work there longer, and they can attract the best talent.

As a result of these evolving workplace and ESG trends, the space people work in right is more important than ever – Kingly can find this space for you and work together with specialist workplace consultants and designers for you to ensure that the design is perfect for your business needs whilst meeting or exceeding the ESG aims and objectives.

CROSS BORDER ADVISORY

How to maximise value from your property?

A full review of your property or development, in line with the current and future market trends to identify the optimal design, environmental and sustainability credentials, place-making, tenant mix, amenity offering, refurbishment or redevelopment will maximise short, or long term value, depending on the aims and objectives for each client and property.

Kingly’s leasing and investment teams would work closely to ensure the right value is generated.

The Kingly partners between them have significant experience across the Central London and Middle East office markets.
